Environmental Consulting Services in British Columbia

Environmental consulting sits at the intersection of ecology, development, and regulation. At Sylva Environmental, our consulting practice combines deep expertise in arboriculture with broader environmental science to help developers, municipalities, and property owners navigate the complex requirements of building in British Columbia. From soil analysis and contamination assessment to tree protection planning and riparian area management, we provide the technical expertise and documentation needed to move projects forward while protecting the natural environment.

Soil Analysis and Testing

Soil is the foundation of every landscape and construction project. Understanding its composition, condition, and history is essential for informed decision-making. Our soil analysis services include physical and chemical testing to determine soil structure, texture, pH, nutrient content, organic matter levels, and drainage characteristics. These baseline assessments inform tree planting specifications, landscape design, and site grading decisions.

For properties with suspected contamination, we conduct Phase I and Phase II environmental site assessments following BC Ministry of Environment standards. Phase I assessments involve historical research and site reconnaissance to identify potential contamination sources. When contamination is suspected, Phase II assessments include soil sampling, laboratory analysis, and comparison against BC Contaminated Sites Regulation (CSR) standards. Our reports identify any exceedances and provide clear recommendations for next steps.

Contamination Assessment and Remediation

When soil or groundwater contamination is confirmed, our team develops remediation strategies tailored to the specific contaminants, site conditions, and regulatory requirements. Remediation approaches range from excavation and disposal of contaminated material to in-situ treatment methods such as bioremediation, soil vapour extraction, or chemical stabilization. The choice of approach depends on the type and extent of contamination, the intended land use, timeline constraints, and budget considerations.

We manage the remediation process from planning through completion, including coordination with environmental regulators, contractors, and laboratory services. Our goal is to bring the site into compliance with applicable standards while minimizing disruption to the project timeline and controlling costs. Upon completion, we prepare the documentation required for Certificate of Compliance applications and regulatory closure.

Environmental Impact Assessments

Development projects in British Columbia frequently require environmental impact assessments (EIAs) as part of the permitting process. Our assessments evaluate the potential effects of a proposed development on the natural environment, including vegetation, wildlife, watercourses, soil, and air quality. We identify sensitive environmental features on and adjacent to the site, assess the magnitude and significance of potential impacts, and recommend mitigation measures to reduce or eliminate those impacts.

Our EIA reports are prepared to meet the requirements of local municipalities, regional districts, and provincial agencies. We have extensive experience with the environmental review processes in Kelowna, West Kelowna, Vancouver, and surrounding jurisdictions. This familiarity with local requirements ensures that our reports address the specific concerns and criteria of each reviewing authority, reducing the likelihood of delays or requests for additional information.

Tree Protection Zone Planning

Trees are among the most significant natural assets on a development site, and protecting them during construction requires careful planning and enforcement. Our tree protection zone (TPZ) planning services begin with a comprehensive tree inventory that documents the species, size, condition, and value of every tree on the site. We then work with the project team to determine which trees can be retained, which must be removed, and what protective measures are needed during construction.

A tree protection plan from Sylva Environmental includes clearly defined tree protection zones based on the critical root zone of each retained tree, specifications for protective fencing and signage, restrictions on activities within the TPZ (grading, excavation, material storage, vehicle traffic), provisions for root pruning and crown work where encroachment is unavoidable, and monitoring requirements during and after construction. We also provide on-site monitoring during critical construction phases to ensure that tree protection measures are being followed and to address any issues that arise in real time.

Riparian Area Assessments

Properties adjacent to watercourses, wetlands, or marine shorelines in BC are subject to riparian area protection requirements under the Riparian Areas Protection Act (RAPA). Our Qualified Environmental Professionals (QEPs) conduct riparian assessments that delineate the streamside protection and enhancement area (SPEA), document existing conditions, and prepare the reports required for submission to the provincial government through the RAPR online system.

These assessments are often required before a municipality will issue a development permit for properties near water features. Our team is experienced in conducting these assessments across a range of watercourse types, from fish-bearing streams to seasonal drainage channels. We work closely with municipalities and the provincial government to ensure that assessments meet all requirements and that development can proceed within the established framework.

Biodiversity Surveys and Ecological Assessments

Some development projects require detailed ecological assessments to identify species at risk, sensitive ecosystems, or ecological communities of concern. Our field biologists conduct vegetation surveys, wildlife habitat assessments, and species-specific inventories to document the ecological values of a site. These assessments inform project design, identify areas that require special management, and provide the information needed for referrals to provincial and federal agencies when species at risk are involved.

Working with Developers and Municipalities

We understand the pressures and timelines that developers and municipal planners face. Our consulting services are designed to integrate smoothly into the development process, providing the required environmental documentation without unnecessary delays. We communicate clearly with project managers, architects, engineers, and municipal staff to ensure that environmental requirements are understood and addressed early in the planning process, when changes are least costly and most effective.

Our team regularly works with the planning departments of Kelowna, West Kelowna, Peachland, Vancouver, Burnaby, North Vancouver, and other BC municipalities. This working relationship gives us a practical understanding of what each jurisdiction requires, how their review processes work, and what common issues arise during environmental reviews. This knowledge allows us to prepare submissions that meet expectations on the first review, saving time and reducing frustration for everyone involved.
